I'm kinda intrigued at flipping houses up here though. This is a great area real estate wise and a ton of these houses are solid but outdated as all hell. The only trade you need a professional permit for is electrical which I am licensed for. Homeowners can pull their own plumbing and construction permits. I can do everything other than HVAC.

I knew there was no way the former Mrs. Drop In was living in that environment. But I'll be honest. My plan would always be one property ahead. My weak fucking system can't handle the start of allergy season. It's one thing to spend all day in it. Living in it is another. I can't do it anymore.

I don't make it horrible for the fam. I pick my spots on the weekends and everything is back to normal during the weeks. The kitchen is still fully functional right now.

I wouldn't suggest it unless it's a handover probate. I'm not being negative, but we're due for an economic downturn. Nothing like 2008, but an adjustment. We're going to adjust from something that wasn't even good for most people. So adding properties, even those that make sense, isn't logical right now.

I also had 4 months last year to get over half the house completely finished while we still had an apartment lease.

For most areas I would be pretty hesitant but this area is like the Geneva, IL of WI if you are familiar with Geneva at all. Everything sells in this city and probably half the homes have not been updated since the 60's....and those homeowners are all dying now. I don't think it would work everywhere else or for a long time here as there are only so many homes that are left that need it but Its MITB right now.

I'm living in my childhood home. Built in 1973, and it was the last built in my area. There are going to be so many homes needing what I did to my place. But any extra properties need to be acquired properly.

If I did it I think it would be with my parents as my dad is an almost retired but still capable and NEEDING to work electrician/carpenter and they have some income from land they sold that would be nice to invest as opposed to paying capital gains on. It wouldn't be massive profits but probably taking a 165ish house and getting it up to 215-220 with 10-15 of work.

It wouldn't be massive profits but probably taking a 165ish house and getting it up to 215-220 with 10-15 of work. Cash is king. But your numbers are way off. You would have to get that house at 115-120k, and it will be 25-30 of work. Minimum.

I haven't been updating my work. I have been remodeling my really awful 2nd half bath that was accessable by the basement and backdoor and rearranged it to be a master bath to the master bedroom. I stole some square footage off the primary bathroom and off a useless closet and the hallway that serviced it. Everything got re-run....the stack, the plumbing and the electrical. New walls, tons of drywall patching.
Its almost done. I grouted the shower today. I tiled that and the shower pan which was really kinda fun to build. I just fired up the shitter. Tomorrow the vanity goes in and the trims go on the shower. All that will be left is some touch up painting and to install the yet to be purchased glass frameless shower door.
